Songy Highroads, LLC (‘SHR’) Principals David B. Songy, Perry M. Waughtal, and Todd W. Nocerini formed their first company in 1992. The Principal's original business plan was to acquire office buildings at prices well below replacement cost – an opportunity that occurred after the overbuilding of the 1980s.

The firm quickly expanded with projects throughout the Southeast, relocating its headquarters to Atlanta in 1998, and has recently aggregated a sizeable and diversified apartment portfolio.

The entrepreneurial spirit of SHR has enabled the company to recognize and seize urban-infill opportunities, primarily in the office and hotel markets. Each project is typically capitalized through a combination of equity provided by SHR and that of a selected institutional or family office partner.

The premise of SHR’s business model has been to acquire income properties in select markets that require extensive renovation. Once renovation is completed and peak operating levels are reached, SHR repositions these properties for refinancing or sale. We also develop ground-up office buildings, hotels and apartments on high profile sites in select markets.

Since inception, SHR has acquired and/or developed more than 5 million square feet and has over $2 billion in 50+ investments completed or underway.

SHR Residential

SHR Residential (‘SHR Resi’) was formed in 2021 as a wholly-owned subsidiary of Atlanta-based SHR.

The primary goal for SHR Resi is to acquire and develop multifamily properties in the greater Southeastern US region whereby the Company can generate consistently attractive value-added returns to its investors.

Each project is typically capitalized through a combination of equity provided by SHR Resi and that of a selected institutional or family office partner.

The premise of the SHR Resi business model has been to acquire income producing multifamily properties in the Southeastern United States that require extensive renovation. Once renovation is completed and peakoperating levels are reached, SHR Resi repositions these properties for refinancing or sale. We also develop ground-up apartments on high profile sites.
